Our mission is to preserve and enhance Heritage Palms as a premier active adult community within a country club setting. We are dedicated to maintaining a high quality of life, managing our finances and facilities responsibly, upholding community standards, and fostering resident engagement in a safe, well-kept, and welcoming environment for the benefit of all homeowners.

Who We Are

Heritage Palms is the Coachella Valley’s premier 55+ active adult community. Nestled in Indio, California—surrounded by mountains, blue skies, and the energy of world-famous festivals—residents enjoy a vibrant lifestyle supported by extensive amenities, including golf, tennis, pickleball, and both indoor and outdoor pools. The 20,000-square-foot clubhouse features a beautiful ballroom, grille room and bar, library, craft room, card rooms, and billiards. Additional facilities include a fully equipped fitness center, a dance rehearsal room, the Heritage Room for meetings and gatherings, and on-site administrative and maintenance offices.
Heritage Palms is a master-planned, gated community of 1,004 single-story homes, located just south of Interstate 10 at Fred Waring Drive and Jefferson Street. Construction began in 1996 under U.S. Homes and was later completed by Lennar, with final build-out achieved in 2006.
The Heritage Palms Homeowners Association is governed by a five-member Board of Directors elected at large by the membership. Day-to-day operations are overseen by a General Manager and nearly 100 staff members who ensure the smooth operation and upkeep of community assets. Numerous volunteer committees—including Cultural & Social, Security & Safety, and others—support the Board and membership. Community life is guided by established By-laws and CC&Rs, while careful management and sound budgeting practices maintain the community’s strong financial position. 
Residents enjoy an active and engaging lifestyle supported by a variety of clubs and activities. Options include golf groups, card clubs, book clubs, bike and garden clubs, Mahjongg, needlework, and more. The Performing Arts Club produces an annual Variety Show, the Social Committee organizes live entertainment and community events throughout the year, and the Cultural Committee enriches life with concerts, speakers, and trips.
Heritage Palms offers convenient access to exceptional dining, shopping, healthcare, arts, and entertainment. Within walking or golf-cart distance is Heritage Court, home to a Walmart Neighborhood Market, Walgreens, restaurants, and other services. Major retailers—including Costco, Trader Joe’s, Sprouts, Staples, Target, Home Depot, Best Buy, and Lowe’s—are all within three miles. Residents also enjoy easy drives to nearby casinos, the McCallum Theatre (one of Southern California’s finest performance venues), The Shops at Palm Desert, and the luxury shopping district of El Paseo.
Association dues remain among the lowest in the Coachella Valley. Included in dues are premium cable television, high-speed internet, and 24/7 in-house security. There are no golf initiation fees, social memberships, food and beverage minimums, or fitness memberships required.
The Coachella Valley is world-renowned for golf, and Heritage Palms is proud to offer one of the region’s most highly rated courses. Designed by Arthur Hills and owned by residents, the 18-hole championship course welcomes both seasoned and novice golfers. Facilities include two putting greens, a driving range, and a chipping area, with professional instruction available. Players may purchase annual or pay-as-you-play. Active golf groups—including Men’s and Women’s Clubs, Niners, Nine & Dine Couples, Putters, and other member-organized groups—further enhance the golfing experience.
